- First mortgage: Fixed-rate FHA, VA, USDA/RD, or Conventional through participating lenders—typically with reduced upfront fees and no origination or discount points.
- Assistance amount: Up to 5% of the total first-mortgage loan amount, capped at $35,000 and with a $10,000 minimum.
- Form: A 0% interest, non-amortizing, 30-year deferred second mortgage used toward down payment and/or closing costs.
- Repayment: No monthly payment. The assistance is due in full when you sell, refinance, transfer the deed, or stop occupying the home as your primary residence. It is not forgivable.
